BUIlDER and DEVELOPERS Nhbc alternatives ?

Hello lads .Im a builder by trade and I'm about to start a self build although I have never done such on my own .

Can anyone reccomend a cheaper alternative to the NHCB ,

If the house is a self build i.e for you to live in, why bother?

However if you are Developing to sell on, try Premier Gaurantee, they do the same as NHBC.

Thanks for the reoly , i dont plan to live in the house for many years so a policy is needed .I will look into premier . What fees do these charge and have you used them ?

Not sure on Fee's mate, but know they are cheaper than NHBC. We use both in work and they are pretty much the same, in what they offer/do for their Fee!

Would not bother if you are building a one off though, we built our own house last year and i only used Local Building Control for inspections and my own knowledge/trade as quality control.

All Gaurantee companies firstly go back to the builder when a claim is made, they expect the builder to rectify problems first.

if your doing the work yourself for yourself why do u need nhbc? Total waiste of time in my opinion, Im a brickie n we get insprected once on a house, normaly at 1st joists. Then our work doesn't really get looked at lol. Plus by all accounts if there is a problem they try n wriggle out of it!

Thanks for your input lads , I only want a policy to make it easier to sell as I only plan to live in it for a few years .

I will take a look at the suggested alternative

Am I also correct in thinking that there is zero tax on most materials and labour of other trades ?

Its not zero TAX, you can claim back the VAT on labour and materials, once completed and you have your final Signed Off Building Control Certificate.

Make sure to keep all VAT Receipts to claim back!
