Setting up a BB Gym

Hey guys / gals,

We've been looking into setting up a BB specific gym in our area, as there is only one gym within a 10 mile radius and it's a Fitness First sort of gym with the emphasis on CV.

We've identified an Industrial Estate which would lease us 320sq mtrs in a new block (with a Government establishment next door with around 6000 employees - so potentially loads of business), but I was wondering if any established gym owners here (or anyone else) may be so kind as to share any pitfalls they've encountered along the way.

I'd be looking to purchase kit from auction or lease (been looking at totallyfitness.co.uk), as new kit costs a bomb. I'm curious about insurance etc.. We're not looking to put together anything posey...just somewhere that people can work hard and not pay a fortune in membership fees.

Claire is Level 2 certified (gym instruction) and is just finishing her level 3 (personal training). I've no certification but have a real passion for the weights.

Any advice would be greatly appreciated as we want to get cracking on a business plan to take to our bank. Cheers

Look at the Sticky at the top which is Paul B and his story of setting up his gym. I'm sure he wouldn't mind giving you some advice.

Expect a lot of ups & downs, that's my first piece of advice. Everything you plan time wise, treble it & remember there's always something you've forgotten about. Don't buy your equipment, lease it or lease-purchase like we are doing. Saves a bundle in corporation tax.

Get your change of use application in immediately or you may be in for a shock & have nowhere to store all your equipment. Industrial estates are not always the best place as they are often deemed to be primary employment zones so you may get some council opposition to your proposal.

We'll bear all that in mind. Seems like you've had some real struggles - although I have to admit that you seem to be doing things on a much bigger scale than we're aspiring to !

you can get lots of reconditioned equipment on e bay at quite good prices, i used recon cardio stuff but that will be th4e next thing to get upgraded, i used powerzone for all my heavy stuff, i was looking for bigger premises but the council were being a royal pain and put the blockers on any industrial estate units even though they havce been empty for years!!
